Job Description – Sourcing Manager
JOB SUMMARY
The Sourcing Manager in Real Estate plays a pivotal role in identifying and securing properties that align with the company's objectives and requirements. This position involves strategic sourcing, negotiation, and relationship-building with property owners, developers, and other stakeholders. The Sourcing Manager is responsible for expanding the real estate portfolio while ensuring cost-effectiveness, quality, and adherence to the company's standards.
Key Responsibilities:
Market Research and Analysis:
• Conduct comprehensive market research to identify potential real estate opportunities.
• Analyze market trends, property values, and competitive landscapes to inform decision-making.
Property Identification and Evaluation:
• Identify and assess potential properties that meet the company's criteria and strategic goals.
• Collaborate with the development team to evaluate the feasibility and potential of selected properties.
Negotiation and Deal Structuring:
• Negotiate favorable terms and conditions with property owners, developers, and other stakeholders.
• Structure and finalize deals that align with the company's financial objectives and risk tolerance.
Due Diligence:
• Conduct due diligence on potential properties, including legal, financial, and environmental assessments.
• Coordinate with legal and technical teams to ensure compliance with regulations and mitigate risks.
Relationship Management:
• Cultivate and maintain relationships with property owners, brokers, and other industry professionals.
• Collaborate with local authorities, government agencies, and community stakeholders to facilitate smooth transactions.
Cost Management:
• Work closely with finance and budgeting teams to ensure cost-effective property acquisitions.
• Analyze and manage project budgets to optimize financial outcomes.
Documentation and Compliance:
• Oversee the preparation and execution of legal documents related to property acquisition.
• Ensure compliance with local, state, and federal regulations throughout the sourcing process.
Reporting and Communication:
• Provide regular updates to senior management on sourcing activities, potential deals, and market conditions.
• Collaborate with internal teams to communicate project timelines and milestones.
Qualifications and Skills:
• Bachelor's degree in Real Estate, Business, Finance, or a related field.
• Proven experience in real estate sourcing, negotiation, and deal structuring.
• In-depth knowledge of local real estate markets, regulations, and industry trends.
• Strong analytical and financial modeling skills.
• Excellent negotiation and interpersonal communication skills.
• Ability to work collaboratively with cross-functional teams.
• Detail-oriented with strong organizational and project management skills.
