We are seeking an experienced and detail-oriented Accounts Head to oversee the complete accounting process related to property allotment, customer ledger management, NOC issuance, and registry documentation. This role requires a strong understanding of real estate financial operations, customer handling, statutory compliance, and cross-department coordination, particularly with sales and legal teams.
Key Responsibilities:
Oversee and manage the entire registry process for sold units, ensuring compliance with legal and regulatory requirements.
Coordinate with legal and sales teams to prepare and verify sale deeds, registration documents, and other statutory papers.
Ensure timely execution of property registration with local authorities.
Act as the primary point of contact for customers on all account-related matters.
Manage and maintain accurate customer ledgers, ensuring all receipts, dues, penalties, and interest charges are correctly recorded.
Address customer queries and grievances related to payments, invoices, and statement reconciliations.
Lead the financial aspect of unit allotment, including issuing allotment letters and payment schedules.
Ensure that all financial documents related to allotment are properly approved and archived.
Manage the issuance of No Objection Certificates (NOCs) for resale, transfer, registry, or loan purposes.
Ensure NOCs are issued only after verifying all dues, charges, and compliance documents.
Supervise the day-to-day operations of the accounts team.
Ensure all financial transactions are accurately recorded and reported.
Collaborate with internal and external auditors for audits, tax filings, and compliance checks.
Prepare monthly MIS reports for management regarding customer payments, pending registries, revenue recognition, and account status.
Highlight deviations or discrepancies in accounts related to customer transactions.
Deep understanding of real estate financial processes
Strong command over Tally / ERP systems, Excel, and CRM tools
Knowledge of RERA guidelines, GST, and property tax
Excellent customer service and communication skills
Strong analytical and problem-solving abilities
Ability to lead and mentor the accounts team
Experience working in a real estate developer or builder firm
Hands-on involvement in registry and customer documentation processes
Familiarity with state-specific registration laws and real estate finance operations
